Welcome to ARP Home Solutions LLC ("ARP Home Solutions," "Company," "we," "our," or "us"). These Terms and Conditions ("Terms") govern your access to and use of our website, mobile site, and all handyman, repair, maintenance, installation, and related services we provide.

By accessing our website, requesting an estimate, scheduling services, or otherwise engaging with our Company, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, you must not use our website or services.

1. Definitions

For purposes of these Terms:

Company means ARP Home Solutions LLC.

Client means any individual, property owner, authorized representative, or business requesting or receiving services.

Services means handyman work, repairs, maintenance, installations, home improvements, inspections, and any related services provided by the Company.

2. Acceptance of Terms

By using our website or services, you acknowledge and agree that:

  • You have read, understood, and agree to these Terms and our Privacy Policy

  • You are at least 18 years of age, or legally authorized to act on behalf of the property owner or responsible party

  • You have the authority to enter into a binding agreement for services requested

If these conditions are not met, you may not use our services.

3. Scope of Services

ARP Home Solutions LLC provides residential handyman and repair services, which may include installation, maintenance, repairs, and general home improvement work.

The exact scope of work will be defined in a written estimate, invoice, work order, or service agreement.

We reserve the right, at our sole discretion, to accept, decline, or discontinue any project.

4. Estimates and Pricing Variability

All estimates are based on visible conditions, customer-provided information, or reasonable assumptions at the time of inspection.

Estimates are not guaranteed final pricing and may change due to:

  • Hidden or concealed damage

  • Conditions differing from those observed or disclosed

  • Customer-requested changes or additions

  • Material price changes or supplier availability

  • Code requirements or safety compliance issues

  • Unforeseen conditions discovered during work

Any material changes in scope or cost will be communicated to the Client and, whenever reasonably possible, approved prior to continuation of work.

5. Pricing and Payment

Payment is due upon completion of services unless otherwise agreed in writing.

We accept payment methods as listed on invoices, which may include cash, check, or Venmo (will incur a 3% convenience fee)

Late or unpaid balances may be subject to fees permitted under applicable Wisconsin law.

The Client is responsible for all reasonable costs of collection, including administrative fees, legal fees, and collection expenses where permitted by law.

6. Scheduling, Cancellations, and Access

Appointments may be rescheduled or cancelled without penalty with at least 24 hours’ notice.

Cancellations with less notice, or situations where the Company cannot access the property upon arrival, may result in a cancellation fee or trip charge.

We are not responsible for delays caused by circumstances beyond our control, including but not limited to weather, supply chain delays, material shortages, utility interruptions, permit delays, or other unforeseen events.

7. Client Responsibilities

  • Provide safe, legal, and unobstructed access to the work area, ensuring a minimum 3-foot clearance free of severe clutter, hoarded materials, or debris.

  • Ensure necessary utilities (electricity, running water, adequate lighting, and basic ventilation) are available and functioning when required.

  • Remove or protect valuables, fragile items, and personal belongings from the work zone and transit pathways before the appointment.

  • Secure pets, children, and bystanders safely away from the active work area prior to and during service appointments.

  • Disclose any known hazards, structural damage, pest infestations, biohazards, or unsafe conditions before work begins.

  • Obtain any required permits, HOA approvals, or landlord permissions unless otherwise agreed upon in writing.

The Client understands that hidden or concealed conditions may exist and may not be discoverable until work begins. The Client acknowledges that the Handyman reserves the right to suspend or cancel services immediately if the environment is deemed hazardous, unsanitary, or structurally unsafe, and that standard trip fees will apply.

8. Materials

Unless otherwise agreed in writing:

  • Materials purchased by ARP Home Solutions LLC become the property of the Client upon full payment

  • Special-order materials may require deposits and may be non-refundable once ordered

If the Client supplies materials, the Company is not responsible for delays, defects, performance issues, compatibility problems, or additional labor resulting from those materials.

9. Permits and Approvals

Unless otherwise agreed in writing, the Client is responsible for obtaining all required permits, inspections, homeowner association approvals, zoning approvals, or other governmental permissions related to the project.

If the Company agrees in writing to obtain permits, all associated costs, fees, and administrative expenses will be billed to the Client.

We are not responsible for delays or denials caused by permitting authorities or governing organizations.

10. Workmanship Warranty

ARP Home Solutions LLC provides a 30-day workmanship warranty beginning on the date the service is completed.

This warranty covers only defects resulting directly from our workmanship.

This warranty does not cover:

  • Manufacturer or product defects

  • Normal wear and tear

  • Misuse, neglect, or improper maintenance

  • Existing or pre-existing conditions

  • Water damage or moisture intrusion

  • Pest or termite damage

  • Structural movement or foundation issues

  • Acts of nature or environmental damage

  • Damage caused by third parties or other contractors

  • Issues related to customer-supplied materials

Warranty claims are subject to inspection and verification. Warranty service is provided at the Company’s discretion upon confirmation of covered workmanship issues.

11. Construction Lein Notice

As required by the Wisconsin construction lien law, claimant hereby notifies owner that persons or companies performing, furnishing, or procuring labor, services, materials, plans, or specifications for the construction on owner’s land may have lien rights on owner’s land and buildings if not paid. Those entitled to lien rights, in addition to the undersigned claimant, are those who contract directly with the owner or those who give the owner notice within 60 days after they first perform, furnish, or procure labor, services, materials, plans or specifications for the construction. Accordingly, owner probably will receive notices from those who perform, furnish, or procure labor, services, materials, plans, or specifications for the construction, and should give a copy of each notice received to the mortgage lender, if any. Claimant agrees to cooperate with the owner and the owner’s lender, if any, to see that all potential lien claimants are duly paid.

12. Limitation of Liability

To the fullest extent permitted by Wisconsin law, ARP Home Solutions LLC shall not be liable for any indirect, incidental, consequential, special, punitive, or exemplary damages arising out of or related to our services or website.

The Company’s total liability for any claim shall not exceed the total amount paid by the Client for the specific service giving rise to the claim.

This limitation applies regardless of legal theory, including contract, negligence, or strict liability.

13. Property Conditions and Hidden Defects

The Client acknowledges that work may involve existing structures that contain hidden or unknown conditions.

The Company is not responsible for pre-existing defects, including but not limited to:

  • Structural issues

  • Water damage or moisture intrusion

  • Mold or mildew

  • Asbestos or lead-based materials

  • Electrical or wiring issues

  • Plumbing failures

  • HVAC system defects

  • Pest or termite damage

  • Code violations

  • Improper prior installations

If such conditions are discovered, the Client will be notified when reasonably possible. Additional work may require changes in scope, pricing, or scheduling.

14. Website Use

You agree not to:

  • Use the website for unlawful or fraudulent purposes

  • Attempt to access systems or data without authorization

  • Interfere with website operation or security

  • Upload malware or harmful code

  • Misrepresent your identity or affiliation

  • Violate applicable laws while using the website

We may suspend or restrict access to our website at any time for misuse.

15. Privacy

Your privacy is important to us. Any personal information collected through our website, communication channels, or service scheduling is handled in accordance with our Privacy Policy, which is incorporated into these Terms by reference.

We do not sell personal information.

16. Photographs and Video Recording

ARP Home Solutions LLC may capture photographs and/or video of projects before, during, and after completion for:

  • Documentation

  • Quality assurance

  • Warranty records

  • Insurance purposes

  • Internal business use

Marketing Use (Client Choice)

☐ I authorize ARP Home Solutions LLC to use project photos/videos for marketing, including website, social media, advertising, and portfolio use. No personal identifying information or property address will be shared without permission.

☐ I do not authorize marketing use of project photos/videos. I understand images may still be used internally.

17. SMS Messaging Terms

By providing your mobile number and opting in, you consent to receive SMS messages from ARP Home Solutions LLC.

Messages may include:

  • Appointment confirmations and reminders

  • Technician arrival updates

  • Estimates and invoices

  • Customer support messages

  • Service-related updates

  • Promotional messages (if opted in)
